BAS integration - direct control remotly


In order to act on data, it is important to understand it. We see several ways to visualize data from digitally connected properties and BAS (Building Automation Systems) to create context and understanding - one of several ways you can visualize data in Connect, is the more traditional way with dynamic operational images.



We integrate with BAS & control systems and mirror the already existing operational images where they exist. So you don't have to spend time drawing these images again, as in many other more traditional Scada/BMS systems.


Here you have access to all your BAS with 1 click, single sign on, from one and the same point.


You receive the BAS alarms, can read meters and make all settings remotely.


Monitoring, alarms & notification


Quickly receiving alarms from the building and its critical systems is vital in order to prevent damage, avoid unnecessary energy consumption and gain control over the whole property portfolio.


In Connect, you set alarms on all systems from one point - easily with our graphical interface where alarm levels and periods are determined flexibly per sensor.


The alarm is sent through SMS and or/email.


Follow-up of alarm statistics is done in the reports and dashboards, where you can follow which building has raised the most alarms and investigate causes and measures.


Digital Twin brings insight and control


A digital twin is a digital 3D model of your building or part of it – e.g. a tech room/control room - where you "connect" the 3D model and the building through collected data from sensors and systems.


Meliox Connect contains a digital twin that links the digital 3D model and the building through the data it delivers from, for example, district heating, ventilation or cooling systems. The 3D scanned building, or part of a building, connects with our IoT platform in a very simple way.



The benefits are several – full documentation of your properties, service measures can be managed from a distance, simple fault identification and alarm handling, prepared technician at the time of service, training of staff and contractors, etc.


It provides an instinctive and quick overview of your building and its status.

Energy visualization & analysis


To develop a sustainable and efficient building, an overview and understanding of the energy consumption patterns over time is needed. Here you can e.g. see energy statistics on your entire portfolio, per building, per building and m2, per day, week, month or year.


You distinguish which building that stands out negatively and start analyzing measures, but also what has good performance and what can be learned from previous measures taken.


You can compare buildings with each other and how actions have affected the consumption pattern.

Reports


Reports are easily set up for different users, both for those who have access to the system, but also for those who just want a report and nothing else.


Based on a few standard templates, you configure everything from which building you want to receive a report from, right down to the sensor level, all depending on the recipient and role.


A technician may want daily reports on "problem buildings" while a property manager wants monthly reports on energy consumption.



The reports are automatically sent to defined recipients on a daily, weekly or monthly basis. You can also run an "instant report" which gives a report that is downloaded instantly.

Dashboards


We tailor dashboards according to your needs and wishes with multiple options in appearance. All data available in the system can be visualized in the dashboard.



The dashboard can easily be placed on a smart TV with a link without having to be logged into the system - in your control room, reception or similar. Of course, you will also find your dashboard under each building in the system.


Energy optimization with Machine Learning and AI


Meliox Connect uses AI and Machine Learning for energy optimization of buildings.


With the help of AI, the system can automatically optimize energy consumption by adjusting the BAS in the building. The optimization algorithm is based on using local weather forecasts and letting the system control against the set indoor temperature instead of, as traditionally, controlling with the help of heat curves where the outdoor temperature controls the supply temperature to the radiators.


As the optimization uses Machine Learning, the system can constantly improve and optimize the heating system according to how the property's inertia affects heating and target temperature.


Energy savings of more than 10% are standard on a well-balanced property with district heating today.


The optimization can also be applied to cooling systems with the similar approach in control.

API, integration and data export


We integrate with a variety of existing BAS and sensors and communicate with most modern communication protocols in the industry - such as Modbus, BACnet, OPC UA and MQTT.


We also integrate with others in the ecosystem through APIs, for example, suppliers of temperature sensors, individual measurement of electricity and water or with energy companies.


Our platform is open and can be used in its entirety, but of course with the parts you choose. For example, we collect and export data to various property systems for follow-up and also for individual metering of electricity and water (IMD).


If the building and its systems are already connected, we set up an IPsec tunnel to access the systems and the data.


If that option is not available, we set up an encrypted "Secure Building Gateway" that connects the desired systems.


Security & access management


Security is of the highest priority and all data in relation to Connect is encrypted both in motion and at rest.


Meliox only works with security-rated hosting partners (ISO 27000) where data centers have data back-up, power back-up, electronic firewalls, etc. All communication from the device requires authentication and must be encrypted (SSL/TLS). Devices that communicate with the Meliox server solution must always be clients and all our servers have security certificates


All user access in Connect is password protected and access levels are set on differnet levels.


All from that you can only see some buildings, but not to change alarms, values ​​or other data up to seeing the entire portfolio and both changing control parameters to remove and add systems and properties.
